Art-Invest Real Estate gives global architecture practice, HWKN, its UK debut at Canada Water docked
Art-Invest Real Estate UK (Art-Invest) is pleased to reveal that HWKN Architecture (HWKN), led by Matthias Hollwich, as designer of one of three buildings at Canada Water Dockside, its 4.5 acres which is expected to become the commercial district at the heart of the vast Canada Water regeneration area.

HWKN, making its UK architectural debut at Canada Water Dockside, is working with Art-Invest, the project’s lead planner, BIG – Bjarke Ingels Group, and the local community to design a building that combines workspace innovative with a new ground floor accessible to the public offering spaces, places to eat, drink, sit and relax.

Renowned for its “futuristic” design, HWKN Architecture (HWKN) is listed by Fast Company as one of the 10 most innovative architects in the world. The practice combines years of experience with technologically informed design to find building typologies that anticipate the complex needs and challenges of the future. Combined with HWKN’s approach of shaping buildings with a unique blend of familiarity, emotion and novelty, value is added beyond physical real estate, enabling deep emotional connection for all.

HKWN’s recent projects include an all-wood building in Washington DC, the tallest wood building in the American Northeast, and Die Macherei, a collection of groundbreaking urban office buildings in Munich, developed with Art-Invest Real Estate. Die Macherei has transformed a former industrial district into a promising new urban district. Awarded the LEED Gold Award for Sustainable Neighborhoods, the program complements employee satisfaction and the work environment, promoting diversity and encouraging creativity through its carefully curated mix of uses.

The building that HWKN is designing is part of Canada Water Dockside’s collection of three outstanding headquarters. The program will provide approximately 1.5 million square feet of Class A certified sustainable workspace for up to 10,000 people, including more than 100,000 square feet of affordable office space for small businesses, as well as spaces community and other amenities on the ground floor.

HWKN’s design principles emerged from the post-pandemic shift in the demands of our workspaces. The building is inspired by the unique environment of the region; easy access to a mix of open green spaces with a waterfront, to deliver a space that meets the requirements of our rebalanced relationship to work, allows its occupants to become the “stewards” of the place and facilitates the link with the local community.

The building, which will adjoin Decathlon’s flagship store in the UK, has active facades on all four sides that respond to the surrounding local context. Biophilic design has been applied to both the interior and exterior of the building to complement the project’s new public spaces that draw on the region’s abundance of green space.

Art-Invest obtained the resolution to grant planning permission for the project in March 2022 and is currently working on a series of reserved material applications. It is expected that Art-Invest will start activating the works in the spring of 2023.

Luka Vukotic, Development Director, Art-Invest Real Estate UK, said: “Having worked with Matthias and his team previously, we knew his visionary and innovative approach would be a good fit for Canada Water Dockside, and we are delighted to bring its architecture to the UK for the first time.

“We know that new places develop around an architecture capable of making them authentic, unique and, above all, valued by their communities. At Canada Water Dockside, we apply these principles to ensure that the development will fit meaningfully into the existing local context and transform the area for the benefit of all.

HWKN Founder Matthias Hollwich added: “We are delighted to be part of the lead development of Canada Water Dockside, designing one of the first future office buildings in post-Covid London. HWKN designs to inspire people and businesses in their buildings to be more productive and excited about their careers, their homes, and for neighbors and visitors to win a new destination. Our goal is a future informed by people’s needs and wants, shaped to create a more social, engaging and satisfying way to live, work and engage.

About HWKN
HWKN is a global architectural design firm led by Matthias Hollwich. Founded in 2008 and based in New York, we have projects in the United States, Europe and the Middle East. We work on buildings, art galleries, neighborhoods, cities, and new forms of architecture, we participate in the world of art. Witness our exhibition of ‘Wendy’ at MOMA’s PS 1, and last year’s ‘Shape Tomorrow’, where HWKN’s prototypes for ‘future buildings’ were exhibited at the Aedes Architecture Gallery in Berlin.

Founder Matthias Hollwich brings a dual perspective to all HWKN designs, combining German precision with New York aspiration. He sees museums in particular as an essential element in creating dynamic, prosperous and exciting cities. But they can do more. From art inside to welcoming exteriors where entrances should be designed as spaces to create encounters, facades as a living tableau of action and roofs as a way to foster new social ties with the city at the wider. Our designs anticipate future needs and the need for greater transformation across all functions. We provide designs that create more communication, inspiration, contemplation, longevity and sustainability.
